“I don't even know where to begin with this outfit. Having witnessed their build quality and treatment of my partner over the past four months on a renovation that has cost over six figures. I'm shocked. A new heating system that doesn't provide hot water, toilets that don't flush correctly, wooden floors that have not had a suitable sub layer fitted and gaps filled with bathroom sealant. Dynamic charged the best part of thirty thousand pounds for the kitchen alone and I'll let the photos speak for themselves. Bent doors, loose and badly fitted hinges, lighting systems secured with blue tape. In the bathrooms the underfloor heating system has been incorrectly installed and the tiles have cracked after four months of use because of the amateur way in which the tiles have been secured (dot n dab instead of an even adhesive spread) Two electric sockets have come loose from the walls and the extractor in the bathroom has no weatherproof shield on the outside and the hole is so big in the tile that you can see it on the edge of the extractor. Damage was also done to new shower trays, light fittings and personal belongings through total lack of thought. The list goes on and on and on. We provided a list of over 100 issues to be fixed of which maybe five were attempted. I wouldnt trust this company to build a shed, avoid them at all costs. Utterly inept.”

“I wouldn’t recommend this company. They started renovating a flat in my building in February 2025 and they are still doing work now (octobre 2025). It’s only a one bedroom flat. They have no respect for the other tenants and just bang the door of the flat each time they come in or out. They have left a lot of dust in the stairwell and on the bikes. They do work on Sunday but Edinburgh Council states that building work noise is not permitted on a Sunday, especially from a company. It’s different if it’s a neighbour doing some diy on a Sunday, but this company comes and does work on Sundays until 10pm. Finally, one of the other owners directly underneath the flat that is being renovated has had two leaks from them.”

“Having had previous and broadly negative experiences with the building trade, we were very cautious in choosing Ross and Dynamic Property Services to undertake our build. We needn’t have worried. From the outset, we agreed a plan and a price, however and uniquely, both the plan and the price were delivered - but so much more. Ross takes a pride in his work unlike any other builder we have encountered. He did that special thing of under promising and always over delivering. His eye for detail is exceptional, and he is full of fun and imaginative ideas that turned a standard build info something exceptional. The finish, which is where most builders get bored and wane, was the highlight for us. It was to an incredible standard with small but important touches that made everything come to life. From a personal perspective, Ross and his team are very trustworthy, they care about their reputation, and they let their work do the talking. We wouldn’t hesitate to use Ross and DPS again and indeed many of our friends have found the same. I would be happy to personally recommend his work and his company.
