“We commissioned 2 projects from Mozolowski & Murray (M&M): 1.An orangery 2.A rebuild of our atrium entrance area We selected M&M because of their long-standing reputation and were prepared to pay a premium for a high-quality, well-managed service. Orangery The orangery project began in March 2024 and was completed on schedule by May 2024. The workmanship was good, and this project progressed smoothly and professionally. Atrium The atrium rebuild was a very different experience and turned into a 17-month ordeal due to serious failings in workmanship and management. The new roof leaked within weeks (June 2024), just before final payment was due. M&M downplayed the leaks, attempted several unsuccessful repairs, and did not send senior staff to inspect the work. Instead, they relied on reports from their tradespeople. We had to commission an independent building survey, which confirmed the roof was defective and required complete reconstruction. The roof was stripped back and rebuilt in Autumn 2024, yet leaks persisted. Only after we insisted that Fatra, the membrane manufacturer, inspect the work—twice—was the roof finally declared watertight in March 2025. Other significant issues included: •Omission of emergency storm drainage channels •A 300 mm gap in the internal damp-proof membrane, which required the new paving slabs to be lifted and relaid. •Repeated defects at the threshold needing 3 repairs. •Doors that stuck and became inoperable, later rehung, but still allowed water penetration. •The electric roof vent mechanism failed during an inspection, and there was no manual override. The inspector could not close the vents and did not recognise the risks of leaving them open in heavy rain. •At the final inspection Building Control identified a defect at ground level below a lintel which would allow vermin to enter the underfloor area and required the defect was covered with wire mesh and gravel before sign-off. The company suggested we buy the materials and make good or wait four months until they were next in the area! Management The most disappointing aspect was the attitude of M&M’s senior management who •Requested final payment on the last day of construction despite an unresolved snagging list. Withholding payment proved essential leverage to get the roof rebuilt and the doors repaired. •Minimised and dismissed our concerns, forcing us to involve an independent surveyor to verify the defects. •Repeatedly blamed condensation for clear cases of water penetration. •Did not offer an apology until we explicitly requested one in writing. •Failed to honour their promises to replace the faulty electric vent mechanism with a manual system. Recommendation If you are considering using Mozolowski & Murray, we strongly advise: •Engaging an independent Building Surveyor from design through completion, and •Ensuring your final payment is not due until at least one month after full and satisfactory completion.”
