The rent was increased in July 2023 It was then agreed with the landlord to cap the rent as an apology for the delay in the time it took to sort the windows. Although you as the agency did try to increase the rent every year and convince my landlord he had to put it up. Please see photos attached, clarifying how often I was ignored for repairs. Even the landlord had no idea what was going on cause they hadn’t even reached out to him. Very concerning! Thanks I would strongly advise others to approach this letting agent with caution. I lived in one of their managed properties for nearly five years. Throughout my tenancy, communication was consistently poor, particularly regarding maintenance issues. Repair requests often went unanswered despite repeated follow-up emails, leaving me to chase responses with little to no resolution. One significant issue involved the property’s windows, for 3 years I fought to get these Changed which were later confirmed to be a health and safety hazard and in urgent need of replacement. Despite this, it took a further eight months for the matter to be addressed. Upon vacating the property, I ensured the flat was left in a better condition than when I moved in. The carpets, which were approximately ten years old, were professionally cleaned the day before I returned the keys. However, the agency has attempted to make deductions from my deposit, including for these same carpets. The checkout inspection process was also concerning. The inspection I had arranged to attend was cancelled at short notice due to alleged understaffing. However, the agency had sufficient staff available to conduct viewings of the property before the checkout process was completed. Additionally, while the check-in report consisted of standard photographs, the checkout report included close-up, zoomed images seemingly intended to justify as many deductions as possible. It has now been two months since I vacated the property, and I am still disputing the return of my deposit. While initial interactions were positive, and James was personable at the outset, follow-through on commitments was lacking. Promises made were not consistently upheld, particularly when issues arose during the tenancy. Overall, my experience was extremely frustrating due to poor communication, delayed maintenance, and ongoing disputes over the deposit. Based on my experience, I would not recommend this letting agent.”

“I highly recommend this agency. I rented a flat through this agency and honestly, they treated me more like a person than just a tenant. Unlike many letting agencies that focus only on money, this agency genuinely aim to strike a fair balance between tenants and landlords. My experience with them was excellent—especially with James, who once came out at night to fix a boiler issue for me, not to mention some other occasions where he "rescued" me. That kind of dedication is rare. While most agencies in Edinburgh can feel extremely impersonal , James takes the time to listen and stay close to the tenants' needs. If you're unsure which letting agency to trust, I truly believe this is one of the best choices.”
